Ranch Prices More Than Double in 10 Years Driven by TV Shows

The median listing price for ranch properties nationwide has more than doubled in the past 10 years, experiencing a 112% increase to $769,750 as of June 2026. This surge significantly outpaces the national median listing price for all homes, which rose approximately 66% during the same period. Realtor.com senior economist Anthony Smith noted in the Realtor.com® Luxury Housing Report that ranch properties are not merely following the general housing market trend but are substantially exceeding it.

The heightened popularity of Western-style ranches is largely attributed to the influence of television series that depict ranch life. Shows such as "Yellowstone," "The Madison," "1923," and "Dutton Ranch" have introduced ranch culture to a wider audience, inspiring interest in the lifestyle and landscapes long before potential buyers considered property ownership. The report highlights a strong correlation between the rise in ranch prices and the popularity of these cultural phenomena.

"Yellowstone," starring Kevin Costner and created by Taylor Sheridan, debuted on the Paramount Network in summer 2018 and ran for five seasons, a period that aligns with the observed increase in ranch prices. The neo-Western series, set in Montana, was a major success and led to the creation of five spinoffs, including "1883" and "1923." Additionally, Netflix's "The Ranch" and Taylor Sheridan's "Landman," which, despite focusing on the oil industry, features extensive scenes of West Texas plains, have also contributed to the allure of ranch living.

Geographically, Texas leads in the volume of ranch listings, with four of the top five metropolitan areas nationally located within the state. This trend underscores the widespread appeal and investment interest in ranch properties across the country, driven by a combination of cultural influence and market dynamics.
