Nantucket Approves Worker Housing Amidst Neighborhood Opposition

In April, the Nantucket Planning Board approved three dormitories intended to house employees of local companies, a decision met with significant neighborhood opposition. One proposal, which would convert a single-family home on Waydale Road to accommodate up to 16 workers, drew criticism from board member Joe Topham, who expressed concerns about the "major impact" and "number of people" on the residential street. Topham stated, "I am for housing, we need it for employees, but I really have a problem with just the way this property is being laid out and being utilized, and it’s just a lot on the neighborhood."

This "not here" sentiment is a common theme in housing debates nationwide, but on Nantucket, the issue is amplified by the island's unique economic and demographic landscape. Nantucket faces a severe shortage of housing for its year-round workforce, a problem exacerbated by its status as a premier summer destination. The island's population surges from 15,000 residents to nearly 80,000 during peak season, driven by a high concentration of vacation homes.

According to the latest Luxury Market report from Realtor.com®, approximately 55% of Nantucket's housing stock is designated for seasonal or occasional use, a figure 17 times the national average of 3.3%. This scarcity of year-round housing contributes to exorbitant property values. Data from Realtor.com® indicates that the median listing price on Nantucket is $4.925 million, with the top 10% of listings exceeding $14.1 million. These high costs make it exceedingly difficult for essential workers to find affordable accommodation, impacting the island's ability to function during its busy tourist season.
