These properties, including George Washington's Mount Vernon and Alexander Hamilton's The Grange, represent significant pieces of American history. Valuing these iconic homes presents a unique challenge for real estate experts due to the absence of comparable sales.

Experts typically consider factors such as location, acreage, condition, replacement cost, and recent sales of similar properties (comps) when appraising a home. However, for properties like those owned by the Founding Fathers, there are no direct comparables available. This makes a precise valuation nearly impossible, forcing appraisers to work backward by estimating the value of the land, the cost to rebuild the structure, and then factoring in the historical significance and name recognition.

Doug Van Soest, co-owner of SoCal Home Buyers and a certified residential appraiser, highlighted the difficulty in valuing these properties, stating that no appraiser has "three sales of a founding father's house on the same block to work from." He emphasized that the land alone would contribute significantly to the immense value, a sentiment echoed by other experts consulted for the hypothetical exercise. The combination of premium land and the unique historical narrative associated with these properties is what drives their potential multi-million dollar valuations.
