M/I, Meritage Fund $7.6M Bridge for Texas Housing Development

A public-private partnership in Central Texas has addressed a common challenge for homebuilders by funding essential infrastructure. On Friday, the City of Buda, located south of Austin, celebrated the completion of a $7.6 million bridge designed to connect a new 496-home master-planned community, The Colony at Cole Springs, to the city's primary commercial corridor. This infrastructure project was jointly financed by M/I Homes and Meritage Homes, the two developers involved in the community, with each company contributing half of the total cost. The bridge spans a local creek, providing crucial access for future residents.

While public-private partnerships for infrastructure like roads and bridges are not uncommon, the current economic climate presents unique difficulties for homebuilders. With builder profit margins and buyer affordability already under pressure, the requirement for homebuilders to fund public investments adds a significant layer of complexity. Derek Baker, Austin Area President at M/I Homes, highlighted this challenge, stating that infrastructure commitments and housing affordability are often in opposition. He emphasized the importance of finding a balance that allows for necessary improvements while maintaining housing prices accessible to the market.

Baker explained that the collaboration with city officials was initiated early in the development process to align the builders' plans with the city's infrastructure requirements and community needs. The goal was to integrate the benefits of new infrastructure, such as the bridge and additional streets, with the objective of providing affordable housing options close to Buda's downtown area. This approach aims to create a sustainable development that serves both new residents and the existing community.

The new bridge is a key component of The Colony at Cole Springs development, which is set to introduce 496 homes. The partnership between M/I Homes, Meritage Homes, and the City of Buda demonstrates a proactive approach to overcoming financial hurdles in residential development, ensuring that necessary infrastructure is in place to support community growth.
