These AVMs, which have been standard for two decades, rely on historical sales data, public records, market trends, and comparable properties to generate estimates. However, they lack the ability to assess the unique, on-the-ground details of an individual home. For instance, two identical homes on the same street could have vastly different values based on unrecorded renovations or specific condition issues that AVMs cannot detect. The limitations of these models highlight a gap in the market that AI chatbots are beginning to fill by offering more nuanced advice. Luxury real estate mogul Ryan Serhant recently shared an anecdote on CNBC where ChatGPT provided conflicting advice to a buyer and seller in a $50 million deal, suggesting the property was overvalued for the buyer while simultaneously indicating it was worth more to the seller. This incident underscores the growing influence of AI in real estate transactions and raises questions about the accuracy, objectivity, and transparency of AI-generated valuations compared to professional appraisers.
