LPT Aperture Holdings Acquires Speculo AI Platform

LPT Aperture Holdings, the parent company of LPT Realty and Aperture Global Real Estate, announced its acquisition of Speculo, an AI-powered database engagement and intent-detection platform designed for real estate professionals. Founded in 2024 by Riley VanderKaay and Bobby Moats, Speculo will maintain its brand identity and operate as a brokerage-agnostic entity, with plans to expand its services across the United States and Canada. The financial terms of this acquisition were not publicly disclosed.

This acquisition aligns with LPT Aperture Holdings' strategic objective to invest in independent, industry-focused growth platforms capable of supporting a diverse range of residential real estate businesses, from individual agents to larger enterprises. Speculo now joins other brokerage-agnostic offerings within LPTA's portfolio, which includes services like Reside and AI tools such as dezzy.ai. Speculo's primary product, Remi, functions as an AI "teammate" that integrates with a brokerage or team's existing database. Its purpose is to engage clients, identify shifts in consumer intent, and signal opportune moments for human outreach that are most likely to yield positive results.

Speculo reports having collaborated with over 300 real estate organizations and facilitated millions of consumer conversations since its inception two years prior to the acquisition. Riley VanderKaay, co-founder and CEO of Speculo, stated in the announcement that the real estate industry has historically prioritized lead volume over identifying genuine intent. He explained that Remi operates within existing databases to detect changes in consumer behavior, highlight significant conversations, and advise agents on when and how to engage with specific value propositions. This capability aims to enhance the efficiency and effectiveness of agent-client interactions.

Robert Palmer, founder and CEO of LPTA, characterized the acquisition as a means to leverage the often-underutilized data residing within real estate firms' existing databases. Palmer emphasized that most real estate businesses possess valuable relationships and potential opportunities embedded in their databases, but the primary challenge lies in identifying which contacts require attention, the reasons behind it, and the optimal timing for engagement. He asserted that Speculo has successfully developed the technology to address this challenge at scale, providing a solution for identifying and acting upon these opportunities. Under the terms of the agreement, Speculo is set to continue its operations and development, integrating its AI capabilities further into the real estate ecosystem.
