Arizona Leads Nation in Top Rental Markets Study

Arizona has emerged as a leading state for renters, with its cities dominating the top positions in a new study comparing 180 rental markets across the United States. According to an analysis by personal finance site WalletHub, the top three rental markets nationwide in 2026 are Scottsdale, Gilbert, and Chandler, all located in Arizona. These cities were followed by Overland Park, KS; Columbia, MD; Peoria, AZ; Bismarck, ND; Huntsville, AL; Sioux Falls, SD; and Amarillo, TX, rounding out the top 10.

The WalletHub report highlights that in the best cities for renters, rent can consume as little as approximately 15% of income. Additionally, these locations often feature robust legal protections for tenants, such as limitations on security deposits to one or two months' rent. To determine the rankings, WalletHub evaluated 21 key metrics related to rental attractiveness and quality of life, assigning scores on a 100-point scale where 100 signifies the most favorable conditions for renters.

Arizona's high performance is attributed to strong scores in both the rental market and affordability categories, evidenced by metrics like a low rent-to-price ratio. The state also received high marks for quality of life, which encompassed factors such as high Sharecare Community Well-Being Index Scores (measuring resident happiness), a strong job market, favorable weather, and quality public schools. A unique metric considered for renters was the level of legal protection provided to tenants.

WalletHub's ranking specifically incorporates state laws that protect tenants from issues like bedbug infestations. For example, Arizona statute mandates that landlords cannot enter into a lease agreement for a dwelling unit that the landlord knows to have a current bedbug infestation, addressing a common tenant concern.
