The Naples metro area, with a population of approximately 420,000, has seen a dramatic increase in its high-end real estate market. According to Realtor.com® data, the median price for an entry-level luxury home in Naples reached $3.7 million in May, marking an 88% surge since the pre-pandemic era. This valuation positions Naples as the fourth most expensive luxury market in the United States. Realtor.com senior economist Anthony Smith noted that while there were significant price fluctuations between 2019 and the present, the region has stabilized at a considerably higher price point for its top 10% of the market. Luxury real estate agent Richard Prebish of Campbell & Prebish with William Raveis Real Estate stated that Naples effectively competes with prominent markets like Miami and Palm Beach for affluent buyers, offering a more subdued lifestyle. Prebish highlighted that Naples provides similar climate benefits to other South Florida locations but with a quieter, distinct way of life, asserting that the area is comparable to the nation's most affluent locales. The city has been a residence for notable figures such as Best Buy founder Richard Schulze, NBA legend Larry Bird, Judge Judy Sheindlin, and former U.S. House Speaker Newt Gingrich.
