Rosso, who moved to Miami in 2002, observed a lack of pedestrian-friendly environments and aimed to transform this aspect of the city. The chosen location, Midtown Miami, is situated adjacent to the Design District, north of the Brickell business district, and northwest of Miami Beach. This area, originally conceived as a master-planned destination two decades ago, notably lacks Miami's famous beaches, a characteristic Rosso believes is not central to this development's appeal. For residents seeking aquatic activities, Rosso points to the local practice of using boats to access islands for swimming. Midtown Park by Proper is highlighted by its developer, Carlos Rosso, as one of Miami's few true pedestrian neighborhoods. Rosso's vision for this development is to replicate the vibrant, walkable urban ecosystems he experienced in his youth in the San Isidro neighborhood of Buenos Aires, emphasizing a lifestyle where residents can access restaurants, cafes, and stores without needing a car. Rosso's Standard Residences, the inaugural residential project from the hospitality brand, debuted in June. This 12-story building, developed in partnership with Hyatt, features 228 pied-à-terre-style residences and over 34,000 square feet of resort-style amenities, including a 60-foot pool and the Solana rooftop restaurant. The Standard Residences project is reported to be nearly sold out. The developer's latest undertaking in Midtown aims to create a "city within a city," meticulously designed to foster a walkable ecosystem. This concept directly contrasts with Miami's traditional reputation, which is more associated with beach-centric living. The strategic elevation of Midtown, sitting 14 feet above sea level, offers a degree of resilience against rising sea levels, a growing concern in coastal urban areas.
