Florida Masterplanned Community Features 170-Acre Farm

Newfield, a new masterplanned community in Palm City, Florida, is set to feature extensive natural and agricultural spaces, with 2,000 acres dedicated to a nature preserve and an additional 170 acres allocated for a sustainable farm. This development, located approximately 40 miles north of West Palm Beach, will span a total of 3,411 acres and be divided into nine distinct villages. Dan Grosswald, president of developer Mattamy Homes' Southeast Florida Division, stated that the emphasis on nature preservation and sustainable farming made the project palatable to Martin County, which has historically resisted significant growth. Grosswald highlighted that agriculture is a recognized legacy in Martin County, contributing to local acceptance of the Newfield concept.

The land for Newfield was acquired by Mattamy Homes in 2022. It was previously zoned for five-acre agricultural "ranchettes" and was originally owned by the Kiplinger publishing family. According to Grosswald, the current patriarch, Knight Kiplinger, played a role in shaping the development's focus on open space, nature, and farming, which was instrumental in securing local support. While the final cost of the land acquisition was not disclosed, Grosswald mentioned that two-thirds of the property is being preserved under the Kiplinger Conservancy, with a significant portion intended to remain in its untouched state. Other areas, however, have been "activated" to enhance usability for both Newfield residents and the broader local community.

Newfield's initial residential phase, known as Rosette Park, is now complete and available for sale. The development's design prioritizes communal green spaces, ecological conservation, and agricultural engagement. Grosswald detailed the efforts made to enhance the natural areas, stating that the developer invested considerable time and financial resources into activating these spaces even before the construction of residences. These enhancements include the creation of more walkable trails, the installation of a boardwalk over wetlands, the establishment of an overlook point, and the development of a lake, pavilion, and picnic area. Future plans also include the addition of a bike trail system and some paving for parking lots. The nature preserve is also intended to serve as a venue for various social activities and special events, including educational programs for schools.
