Las Vegas Approves $6M Tiny-Home Community

Las Vegas City Council unanimously approved a $6 million project to develop a tiny-home community on a 2.25-acre vacant lot. The development, named Sunridge on Searles and led by Accelerated Real Estate, will feature approximately 50 custom tiny homes constructed using Boxabl materials. Boxabl, a Las Vegas-based technology company, specializes in factory-built, foldable modular housing designed to address the housing crisis through technology and scale. The project aims to provide an affordable housing alternative in a market where the median asking rent in the Las Vegas-Henderson-Paradise, NV metro area is $1,423, a 17.6% increase since before the COVID-19 pandemic.
Each tiny home unit will measure about 360 square feet and is projected to rent for $1,000 per month, inclusive of utilities. This rental price is significantly lower than the current median asking rent in the region. Developer Gary Gumm highlighted the innovative nature of the project, noting that unlike some other tiny-home developments that use houses on wheels, these Boxabl homes will be permanently attached to a foundation. This design, featuring on-grade access with no steps, is intended to be particularly accessible for seniors.
The approval marks the culmination of a three-year development process for Gumm and his team, who navigated various obstacles to secure the necessary zoning and city approvals. The property was initially zoned for multifamily use, requiring extensive collaboration with the city to achieve the R3 multi-family zoning designation needed for the project. Boxabl CEO Paolo Tiramani expressed enthusiasm for the partnership, stating that the company is pleased to contribute quality homes to this local residential development and that the project aligns with Boxabl's mission to solve the housing crisis.
