A survey conducted by ResiClub of 14 institutional single-family rental (SFR) and Build-to-Rent (BTR) owner/operators, developers, and investors revealed that 70% of these firms have significantly disrupted or completely halted acquisition or development plans. Four out of five surveyed firms reported delaying at least 100 homes each, contributing to the aggregate 6,000 canceled projects. The survey, which included firms owning at least 100 SFR homes, found that 80% of respondents reported a worsened outlook on deploying capital into SFR/BTR over the past six months, with 50% indicating a significant decrease. Policy risk has emerged as a major investment consideration, with 80% of firms stating that current or proposed policy measures are significantly influencing their investment decisions. The "unknown rules of the game" are creating hesitancy, as described by one industry insider, leading to a sharp deterioration in sentiment toward capital deployment in the sector.
