Investor's Clifftop Container Home Grosses $100K Annually

Investor Ryan Duffy built a 1,300-square-foot, three-bedroom, three-bathroom container home on a clifftop overlooking Table Rock Lake in Lake View, Arkansas, which he has listed for sale after it began grossing $100,000 annually.

Duffy began construction in February 2022, completing the project in seven months at a total cost of $300,000, excluding a later addition of a pool. The cost per square foot was $260, which Duffy noted was not cheaper than traditional construction, as steel containers require extensive framing for insulation to manage heat transfer.

He purchased the half-acre of unrestricted land 20 minutes outside Branson, MO, for its potential to build without zoning limitations, provided septic regulations were met. Duffy, who has a background in construction and is also a real estate agent and co-owner of Ozark Mountain Realty Group, found that container homes can be difficult to appraise due to a lack of comparable properties in the area, which impacted his ability to secure a construction loan.

The property features a rooftop, pool, and hot tub, offering views of the lake and night sky. The home's unique construction and high rental income potential are highlighted as key selling points.
