Chicago O'Hare Undergoes Massive $12.5 Billion Redevelopment

Chicago O'Hare International Airport (ORD) is currently the site of extensive construction as part of its $12.5 billion "ORDNext" redevelopment program. This ambitious project aims to significantly modernize the airport's infrastructure and expand its capacity. Key components of the ORDNext program include the construction of a new Global Terminal and concourse on the footprint of the former Terminal 2. Additionally, two new linear satellite concourses are being built southwest of United Airlines' existing Terminal 1. A new underground train and walkway system will connect these new facilities, integrating them with the airport's existing transportation network. Upon completion, the ORDNext expansion is projected to increase O'Hare's terminal gate capacity to approximately 220 gates, a substantial rise from the 185 gates available in 2018. This expansion is considered vital for maintaining the airport's competitiveness, particularly as its primary hub carriers, American Airlines and United Airlines, seek to grow their operations. The Chicago Department of Aviation views ORDNext as critical to supporting this growth, even amidst current flight limitations. The Federal Aviation Administration (FAA) has imposed a cap on flights through O'Hare until at least October 2027 to address congestion issues. This constraint necessitates that airlines utilize larger aircraft with greater seating capacity to achieve growth targets. Data from aviation analytics firm Cirium indicates that American Airlines is scheduled to offer nearly 21% more seats from ORD in the current year compared to 2025, while United Airlines plans to increase its seat capacity by over 13%. Correspondingly, American Airlines anticipates an 18% rise in departures, and United Airlines expects a 14% increase in departures from O'Hare. The ORDNext project is proceeding in phases, with specific timelines for new infrastructure. According to an August 21 bond prospectus issued by the Chicago Department of Aviation, the next major element of the expansion, Concourse D, is slated for completion in approximately two years. Concourse D will be connected aboveground to the existing Concourse C and is designed to accommodate both domestic and international flights. It will feature 19 gates, with 18 of them capable of handling either a single wide-body aircraft or two narrow-body aircraft simultaneously. The projected opening for Concourse D is by the end of 2028. However, the full operational capacity for international arrivals at the new Global Terminal is contingent upon the completion of the Global Terminal itself, which is a later phase of the overall ORDNext project. The redevelopment is being managed by the Chicago Department of Aviation, with architectural and design contributions from firms like SOM. The project represents a significant investment in the future of air travel at one of the world's busiest airports.
