Atlanta Rents Are Going Down

Atlanta's median asking rent decreased to $1,555 in May 2026, marking a 3.1% year-over-year decline, according to Realtor.com® data. Despite this drop, the Atlanta-Sandy Springs-Roswell, GA metropolitan area shows strong internal demand, with local residents accounting for 64.7% of online rental views. However, a significant 66.8% of these local searches are directed towards markets outside of Atlanta, indicating a trend of current residents seeking to relocate. Nationally, May 2026 represented the 34th consecutive month of year-over-year rent decreases for studio to two-bedroom properties, with the median asking rent falling 1.5% to $1,686. This represents a $26 monthly decrease compared to the previous year, though rents remain $248 (17.2%) higher than May 2019 pre-pandemic levels. Rents have also fallen $78 from their August 2022 peak. Economists anticipate a typical seasonal increase in national median asking rents as the summer season begins.
