Midwest Commuter Towns Dominate August's Hottest Markets

Affordable Midwest commuter towns dominated Realtor.com's August 2026 Hottest Housing Markets ranking, with 11 of the top 20 spots claimed by cities in the region. Rockford, Illinois, secured the number one position, a status it had previously held only once in December 2024. Rockford is presented as an economical alternative to the nearby metropolitan areas of Chicago and Madison, offering access to urban amenities at a significantly lower cost. The U.S. Census Bureau reports Rockford's population at approximately 147,000 residents. The city is known as "The Forest City" due to its abundant trees, parks, and forest preserves. Following Rockford, Kenosha, Wisconsin, ranked second. Located just across the Illinois-Wisconsin border, Kenosha serves as a commuter option for Milwaukee and has consistently appeared in the top markets for several months. Wausau, Wisconsin, also saw a notable rise, entering the rankings at fifth place. Other Wisconsin cities like Racine and other Midwest locations including Peoria, Illinois; Monroe, Michigan; and Akron, Ohio, were also among the 20 hottest markets. The remaining nine spots in the top 20 were occupied by Northeastern markets such as Erie, Pennsylvania; Hartford, Connecticut; Rochester, New York; and Lancaster, Pennsylvania. Realtor.com calculates its market hotness rankings by assessing both buyer demand and market speed. Demand is gauged by the number of unique views each property receives on Realtor.com, while market speed is measured by how long a listing remains active online. In August, properties in Rockford garnered 2.9 times the national average number of views. The average home sale in Rockford took 33 days to complete, which was 4 days slower than Rockford's average in August of the previous year but a full month faster than the national average. The median listing price in Rockford stood at $269,900. This price point is considerably more affordable when compared to Chicago's median listing price of $395,000 and Madison's median listing price of $471,000. Donna Andrews, an agent with Berkshire Hathaway HomeServices in Rockford, highlighted the city's strategic location as a key factor in its market appeal, noting its proximity to Chicago and Madison and the significant housing cost savings it offers buyers from those larger cities.
